One of the most disputed items between the landlord and the tenant is the security deposit. Chances are if you have rented an apartment before you did not receive your deposit back in full. But all is not lost. There are certain methods you can use in order to get the most amount back if possible. Assuming your not dealing with a thief, if you take care of the apartment home as instructed in the lease, you should have no problem getting your money back. Rule number one is to read your lease. Most renters probably don't read the entire document, but that’s why you should do. Here are a few tips you should follow
Almost every lease date will require that you offer usually 30 or 60 days notice. Be sure to provide this in writing. Even if you lease ends on a certain date, you will need to give notice well beforehand. If you don't give notice in time, you may lose your entire deposit.
Is Your Apartment In Move In Condition
Chances are that when you moved in the apartment was in clean condition or you probably would not have signed your lease. Well when you move out, be sure its in that same condition. If you leave trash on the floor and stains on the carpet, expect to be assessed.
Now most lease contracts will have a clause about normal wear and tear. Living in apartment home and the daily use, will cause erosion in the apartment home. Carpet will wear and dust will accumulate. You should not be charged for normal wear and tear. But if you leave holes in the wall from pictures or scuff up the walls, you may be charged. Ask the landlord or management team about what qualifies as normal wear and tear.
Did You Leave a Forwarding Address
How will your landlord know where to mail your deposit. If you didn’t leave one, you will not receive your deposit. After 30 days or so, assuming you deserve a refund, you should receive it in the mail.
