Apartments, Broken Leases, and Felons

Have you recently been denied from an apartment community? Many times the apartment manager or leasing agent will not indicate why you were not approved. But most of the time an outright denial can be attributed to a handful of items on your credit report. If you have recently been denied from an apartment community pull your credit report. This is not the only item an apartment management company will use to process your application. Here are a few items that will be surely keep you from being approved.

Broken Lease

If you left your apartment community without fulfilling the terms and payment of your lease, the management company or landlord may have slapped your credit report with a “broken lease". When you signed your lease there was a specific amount of time that you agreed to pay rent. Most lease terms are between 6 and 12 months. If you left early without paying an early termination fee, the landlord has every right to report you to the credit bureaus.

Of course you can always pay the fee to your old apartment home and the new apartment community will most likely process and approve your application. Yes, you will want to contact the community who placed this item on your credit report. If you can pay the entire amount that would be best. If not, set up a payment plan.

Felony or Criminal Background

If you have a felony almost every property will decline you. There are a specific set of apartment homes that will take a felon. You will want to ask the leasing agent about this before you tour the property. Some misdemeanors will also cause you to be automatically declined. You might want to try and apply for a private home or rental where you can speak directly with the owner. They don’t have to abide by any rules set by a corporation. Try Craiglist to start.

Keep in mind apartment owners and management companies have to keep their apartment community safe for all the residents. And this included keeping renters with criminal backgrounds out of the complex.
